Access Statement for Bianca Rose Self-catering accommodation
Introduction
Bianca Rose is a self catering apartment set out over 3 floors of a
converted traditional slate Victorian terraced house. It is situated in
a residential street convenient for Keswick town centre, Lake and fell
walks.
We aim to cater for all our visitors needs that wish to stay in Bianca
Rose
Pre-Arrival
• Bianca Rose has a website www.bianca-rose.co.uk and can also be found
on the Cumbrian Tourist Board website and Keswick Tourism Association

• The nearest train station is Penrith which is approximately 20 minutes
away. This is a mainline station which provides connections to all parts
of the UK. There is a bus service which operates direct from the train
station to Keswick.
• There is a frequent bus service to Keswick; the main bus station is
situated outside Booths Supermarket approximately a 10 minute walk from
Bianca Rose. The nearest bus stop to Bianca Rose situated on Penrith
Road just after the pedestrian crossing at the crossroads with Station
Road.
• Alternatively there are a number of taxi operators which will collect
you from either the train station at Penrith, or the Bus station in
Keswick.
• The nearest RADAR toilet is situated in the Central Car Park which is
approximately 5 minutes walk from Bianca Rose
Arrival & Car Parking Facilities
• Bianca Rose does not have a private car park, but there is ample on
street parking in and around Blencathra street which is free and
unrestricted
• A car park permit is available for a car in the long stay car parks
within the town centre.
• The pavement outside Bianca Rose is level concrete and there is a kerb
between the road and pavement.
• Arrival is normally after 4pm on change-over day.
Main Entrance
• The only entrance to Bianca Rose is from Blencathra street. There is a
slate step measuring 12cms high, 70cms deep and 97cms wide from the
pavement to the entrance door.
• The door is 98cms wide and 211cms high, there are a lock 102cms high
and then a Yale lock at 141cm high.
• The door bell is situated on the right hand side on the stone
surround.
• The vestibule is a total of 1.3sqm and has stone tiles on the floor.
• The inner door is 88cms wide and opens into the inner entrance hall
which is 118cms wide, 432cms long and has laminate flooring to the first
stair tread.
• There is an area for coats and shoes to be stored on the left hand
side of the hallway in a small recess. There is a small bench for
seating in the hallway.
• The lighting is provided by two large ceiling lights, the switches are
situated on the left hand side wall approximately 3m down the hallway.
Hall, Stairs and Landings
• The stairs and all the landings are fully carpeted.
• Each stair tread is 89cm wide, 17cm high and 26cm deep.
• There are ten stairs to the first half landing which measures 203cm at
the widest point, and 212cm deep. The doors to the shower room and
separate WC are off this landing.
• Turn and continue up a further ten stairs to the first floor landing,
which measures 212 cm wide and 119cm deep. The living room and
kitchen/diner are situated from this landing.
• Turn and continue up a further ten stairs to the second half landing
which measures 201cm wide and 121cm deep, turn and continue up a further
ten stairs to the second floor landing which measures 411cm wide and
115cm deep. The twin yellow bedroom, the double gold bedroom, cupboard
and family bathroom are situated on this landing.
• Turn and continue up a further eight stairs to the third half landing
which measures 202cm wide and 143 deep, turn and continue up a final
eight stairs to the galleried bedroom/landing which measures 202cm wide
and 496 deep. The door to the attic four poster bedroom is on this
landing.
• The hallway, stairs and landings are decorated in contrasting colours.
• The banister is in the middle of the stair well, and is continuous
from the ground floor to the fourth floor
• All doors from the landings are pitched pine doors with round handles,
all doors have a slightly raised wooden door bars.
• All main landings have ceiling lights and switches which operate both
the landing lights on that floor and the one below.
Living room
• Living room door width is 94cm
• There is laminate flooring with two rugs, one measures 120cm wide and
180cm long which is situated 137cm from the entrance to the living room,
the other rug measures 160cm wide and 240cm long which is situated under
the coffee table, and has most of the seating surrounding it.
• There is a single leather chair, two seater leather sofa, three seater
leather sofa, all with high sides, a leather pouffee and a single
leather chair with foot stool.
• A coffee table is provided in the centre of the room, two side tables
and storage units for the TV, DVD, VCR, and stereo.
• The minimum free space is 51cm which is between the coffee table and
the two seater sofa. The clearest space is on entrance to the living
room which is 321 long from the doorway to the reading chair, and 133cm
wide from the back of the two seater sofa to the bookcase.
• There is a centre ceiling light, which is also operated by a dimmer
switch and two table lamps provided.
Twin Yellow Bedrooms (second floor)
• The door width is 84cm
• There are two single beds provided both measuring 2000cm long
• Height of the beds from floor to top of the mattress is 50cm and 54cm
• There is a chest of drawers and wardrobe which are situated on the
same wall as the door. There is a bedside table with bedside lamp in
between the two single beds.
• The lighting is provided by a ceiling light, the switch is located on
the right hand side by the entrance to the bedroom.
• The bedroom furniture including a chair is on the left hand side of
the bedroom.
• Lighting is provided by a ceiling light with the switch next to the
entrance of the bedroom on the right hand side.
• The largest space between the beds is 57cm
• The largest free space in the bedroom is from the door to the far wall
which measures 67cm wide and 416cm long
Double Gold Bedroom (second floor)
• The door width is 84 cm
• There is a double bed provided with both a headboard and footboard,
the bed is 2000cm long and the height from floor to top of the mattress
is 60cm.
• The bed and furniture is on the right hand side of the room, and a
chair is situated in the window recess.
• Lighting is provided by a ceiling light and the switch is located on
the entrance to the bedroom on the left hand wall.
• There is a wardrobe on the same wall as the door, and a dressing table
on the window wall. There are two bedside tables provided and bedside
lamps.
• The largest space next to the bed is 108cm, and the largest free space
on entry to the bedroom is 78cm wide and 446cm long to the window.
Gold Attic Four Poster Bedroom (third floor)
• The door width is 81cm.
• There is a four poster bed provided in this bedroom, the length of the
bed is 200cm and the height floor to the top of the mattress is 60cm.
There are drapes at the headboard end of the bed, two are tied back to
each side of the bed and the other two are draped at the end of the bed
but do not cause any obstruction to getting in or out of the bed.
• There is a bedside table and lamp provided on each side of the bed.
• There is a wardrobe, chest of drawers and two chairs provided in the
bedroom.
• The lighting is spot down lighting which is switched on/off either
outside the room on the landing, or above the bed.
• The largest clear area is approximately 300cm long and 363 wide either
side of the bed.
General Information for the bedrooms.
• All the rooms have laminate flooring, with rugs provided on each
of the beds in the double rooms and a rug situated between the two
single beds in the twin room.
Main Bathroom (first floor)
• Door width 77cm
• The bath is a cast iron free standing bath situated on the left hand
side of the room, and is 59cm high.
• There is a large separate shower, which measures 117cm long and 74cm
wide, the door width to the shower is 48cm and slides to the left to
open, the threshold measure 12cm from the floor.
• Toilet seat height is 44cm and the space to the left of the toilet is
38cm to the wall, and 12cms to the free standing storage unit.
• The basin height is 80cm and has a cabinet above with a shaver point
inside.
• The floor is stone tiled, and the free floor space is 185cm long and
156cm wide.
Shower room (first half landing)
• Door width 70cm
• Shower cubicle is 74cm by 74cm, with a threshold height of 9cm from
the floor.
• There is a glass basin which is 63cm high
• The flooring is stone tiles; largest free floor space is 86cm by 86cm
at the widest part.
• There is an enclosed light on the ceiling.
Separate WC (first half landing)
• The door width is 62cm
• The toilet seat height is 40cm
• The flooring is stone tiles, and the largest free floor space is 85cm
by 60cm at the widest point.
Kitchen/Diner (first floor)
• The kitchen is on the right hand side of the room surrounding the
window with a centre console. The work surface height is 93cm from the
floor.
• The sink is situated on the right hand side when facing the window,
there is 1 & 1/2 bowls, draining area and a mixer tap.
• There are a number of cupboards under the work surfaces, and a number
of wall cupboards, the highest shelf being 93cm from the work surface.
• Free floor space from the work surfaces to the centre console range
from 59cm to 74cm in a u shape.
• The hob is at the same height as the work surface, the electric double
oven is to the left hand side of the hob and the door starts at 90cm
high, both doors drop down and can be accessed from either side. A
microwave is situated to the right hand side of the hob and is situated
on the work surface.
• There is an inbuilt fridge/freezer with the fridge door handle
starting at 93cms from the floor, the freezer is below this, handle
height starts at 60cm.
• The crockery is stored in the floor units, with the cups, glasses
being stored in the wall units. Cutlery is stored at work surface level
in drawers in the floor units.
• The cooking utensils are stored next to the hob or in the drawer unit
below. The pans are stored in pan drawers below the hob.
• Further cookware is stored under the double oven.
• Dining Area is on the left hand side of the kitchen and comprises a
rectangle table measuring 80cm wide by 185cm long. The table is tucked
into the corner of the room whilst not in full use by is able to be
moved out into the kitchen areas by approximately 50cm for use.
• There are six chairs provided in the kitchen which have no arms and
fabric covered seat pads. Further chairs are available throughout the
apartment.
• There is waterproof laminate flooring in the kitchen/diner, and
lighting is provided by a centre halogen light fitting and over and
under cupboard strip lighting. Both of which can be used singularly or
together.
Grounds and Gardens
• There is no garden or outside seating area available
Additional Information
• There is a strict no smoking policy for Bianca Rose
• Pets are accepted by prior arrangement
• Evacuation procedures are available in the bedrooms and the welcome
pack.
• The welcome pack is includes manufacturers instruction leaflets, local
information for tourist attractions, takeaway menus for local
restaurants, and various other information for Bianca Rose.

• There are currently no future plans for Bianca Rose as it has recently
